EXCISE BILLS ARE ON THE WAY!

Calendar Year 2023 commitment 7 and 2024 commitment 1 Excise bills will be mailed 3-4-2024 due 4-3-2024. 

Bills are mailed to addresses from the Registry of Motor Vehicle's database.  If your car was garaged in Lancaster as of January 1, 2024 you will receive your bill from Lancaster even if you have since moved to another location within Massachusetts.  If you require an abatement please read the information provided on the back of your bill and contact the Assessor's office.

 

3rd Quarter FY 2024 Real Estate tax bills are due February 1, 2024.

  • We are now accepting credit card payments for real estate, motor vehicle excise, and water bills in the office or online through the invoice cloud system if paid by the due date. Please note there are convenience fees for credit card payments which are disclosed prior to payment and paid by the customer.  To ACH a payment, the charge will be .40 cents beginning December 1, 2019. This is a convenience fee that is charged by the company not the Town.  
  • Real Estate Tax bills are mailed to the Owner of Record as of January 1, 2023.  If a change in ownership occurs, the owner of record's name remains on the bill until the new owner is the owner or records for when taxes are first assessed. The new owner's name will appear below with a c/o designation.

If you purchased property after that date and DO NOT receive a tax bill, please call the Collector's office at 978-365-9293.

Payments made through this web site are posted as of the day that the payment is made, however, there is a 3 day processing period. Meaning, payments must be made 3 days prior to due date in order to be credited as on time.

Once a bill is past the due date, the online system is no longer available for payment as interest begins to accrue.  Please contact the office to get the updated amount due.

Paying Using Your Own Bank Online

If you prefer to use your own bank's online system to create a check for payment, please make sure to include what type of bill is being paid, the identifying bill number and year.  DO NOT mail these to the lock box address in Woburn as they are unable to process checks received without the remittance section of the Town's bill that contains the scan line. If we cannot determine which bill you are paying, we will mail your check back to you and ask that you return it with the appropriate bill form.

Please note that lock box for overnight payments has MOVED to the Prescott Building, Lower Level. This location is opposite the Community Center front entrance.

You may drop off Real Estate, Water and Excise Bills in the box, check or money order only - no cash.

Timely Payments

Payments must be received in the Collector's office by the due date in order to be considered "on time".  Postmarks are never accepted. This policy is in accord with the ruling of the Massachusetts Department of Revenue on what constitutes "timely payment".  Interest will begin to accrue the day after the due date.
